Maine Real Estate For Sale !

1st Time Home Buyers Are Gold Because They Become 2nd, 3rd Buyers For Life.

maine baseball team, first time home buyers

The nervous first time home buyers that remind you of you at that age wander thru the office door.

The couple is quiet and can be confused if you start spewing rapid fire intial sets like ARM, FHA, MSHA and if you think the banker will explain all that at the right time. If you seem too busy, or on the phone holding a finger up to hang on, or that you have to take this call, etc, they may look for the nearest exit. Treat them with extra respect and consideration. They are new to all this fast paced world of real estate you thrive on, that you do battle in each and every day as an over achiever. If you treat them with patience, and see them as a long term relationship necessary to your business, you will develop a strong, healthy local reputation.

That first buyer has relatives, friends, co-workers and is active at church, in local sports and schools with those young active kids in their household. As the stork flies over and over their current home, their family grows. The home does not. The couple quickly out grow their first home they bought from you and need to move up. That means sale of the old one, another sale on the larger new one. Isn't it fun to hit doubles and why should major leaguers have all the fun for that giant pay check? As the first time home buyer's careers take off, they decide a waterfront lake cottage or land to build their dream house or a rental for their mother in law is in the real estate cards of the next play in the not so distant future. They inherit money, lots of money from their parents some day..and they want to spend it. Would you like to help in the process? This first time home buyer can be your business card if you are sensitive, ask if there are any questions and if you explained something right. This couple are starting out small and could become one of your best customers. Anyone coming thru the door today has that potential if you see them as a valuable asset to your business. Don't you want to be the broker for life for most of them? Don't you want to be the broker on retainer for them, just a phone call away or office visit to discuss their next sale mooers realty logo, houlton maine brokeror purchase? The first home you sold them is practical, one they can afford. But the next ones are the places they dreamed of owning and you are the real estate guide to lead them to their next place to call home.

Also, first time home buyers don't have a home they have to part with. And if you can get them financed, they are good to go now, not if and when their current castle sells.

I have 2 first time home buyers buying their first as we speak. They are just the cutest. I hope they will be my customers for their next. Good post, reminds us to slow down and tend to the customers needs.

I remember when my husband and I bought our first house.  Our Realtors were absolutely wonderful about holding our hands, being there when we needed them, explaining everything in terms we could understand and handling all issues that came up for us.  We are forever grateful to them.

Fear is the big part Andrew . This market is filled with it along with the buyer's remorse. I tell every first time home buyer about the trifecta of low prices, artifically lowered mortgage rates and the 8K tax credit... This will probably never happen again.

Don't test the water with your toe...

Are you doing anything to try to get those first time home buyers to use you?

I was thinking about making up a piece of literature about the 8,000 tax credit for open houses.

Any suggestions would be greatly appreciated.

You hammer away with the benefits of home ownership...keep flipping thru the themes.

Rates are low low

Selection is super

Show images of money and the sink or trash can with headline "Cash In The Trash!" theme

Deduction of mortgage expense, taxes and yes the $8000 credit

You grew up in a home Mr First Time Home Buyer and want the same for your family

Home ownership the best hedge against inflation, and you eventually own the place which is a saving bank you happen to live in

Pride of ownership, being part of the community, inviting folks over for socials, holidays by the tree and fireplace themes... We did a video on how I ended up in Maine and I describe my first home buying experience which makes the buyer realize hey, Mr Broker Man was nervous too honey....

I have found live, narrated complete property videos on the listing AND the area has replaced the open house. The video if done right is the open house available 24-7, not just from 1 to 3 on Saturday afternoon. Videos add a drive thru aspect to the marketing splash.
