What Agents, Brokers, REALTORS Do At Real Estate Closings

The real estate closing, what happens at the tail end of listing, marketing, here comes the pass the keys please.

The actual real estate closing, if it is not a two part dance step where the seller signs the deed and owner's affidavit, anything else the banker or lawyer slides in front of them to scribble on and date.

And the real estate buyer does the same but at different times, sometimes from a far away location. We have a lot of thru the mails, over the airwaves closings where there is no sit down, push in the chair and begin to work on a writer's cramp from initial here, sign here, here and one more time... here. maine early morning photo

And look mom, no bank.

Because the price tags hanging off the property listings in Northern Maine for sale are so so low to the ground.

A buyer can pay cash or won't have a mortgage for long.

Or short term owner financing is an option for the property listing purchase.

Because today physically being in the same closing conference room at the attorney or financial institution if one is needed is not a given anymore. But when there is a everyone file into the room for a real estate closing, what should happen.

No matter how many chairs are filled or empty with attorneys, bankers, agents or brokers, the buyer and seller are the focus of thereal estate closing event. Or better be.

This is a big deal for the nervous first time home buyer who is breathing hard. Not from excitement but from reeling when he and she thinks about this thirty year mortgage commitment. And having a little fear and trepidation about what if the job drives up and a pink slip is in the final pay envelop. The real estate seller too who may have built the Maine home, raised their family there and is heading off into a new unknown chapter of their life.

Seller's remorse in real estate happens too! So because of the serious crossroads both the buyer and seller of Maine property are at, sensitivity to make it all about them is needed.

Like it was a birthday party, wedding, surgery day, just had a baby, etc and all about the person in the center stage spotlight. That deserves, has earned all the attention.

Respect for the buyer and seller of the real estate that the closing is all about because it is their special day that did not always come easily. Could be the second, third or more attempt to get here and pins and needles worry abounds at the all important closing.

A lot is riding on this happening successfully. Thatdo what you can to help atmosphere should surround the purchase and property owner through out the real estate closing. Same as if it was a funeral important for propriety. To successfully close a sale of real estate that used to be on the open market until going under contract and arriving at the end all important finish line called the real estate closing.

So what do the agent, broker, REALTORS do at the real estate closing?

Be attentive, actively listening. Staying pretty quiet and watching the banker, the lawyers taking turns shuffling the paperwork. The fuel pro-rations already taken care of and the pre-closing property listing inspections, walk throughs all behind everyone. No loose ends and just coasting to the finish line is where all the players should be. Everything leading up to the closing dress rehearsal should cause the property transfer to be free of way high or very low emotion excitement.

Nothing causing a distraction with leaning over to whisper to one of the attorneys to ask about another deal or worse to gossip or tee hee about who knows what. That has nothing to do with the real estate closing now showing. SSSsshhhh. Whispering is talking right? 

The buyer, seller do better understanding what they are signing in the tall stack if no other channels are playing in the closing room to cause anything that breaks their concentration or focus.

Too casual and not in tune with the buyer or seller's real estate closing process makes for a disconnect. And when it comes time for the buyer who eventually may be a seller, you know who they are not going to list with for an agent, broker, REALTOR. The buyer and seller are nervous, a lot riding on their hard earned real estate closing.

Serve them up your undivided attention from listing to closing professionals.

Real estate agents, brokers, REALTORS need to stay focused on the job at hand, this particular deal as the end all most important matter.

Because to the buyer and seller of the real estate property listing in Maine, it is all about the purchaser, the owner.

Talking about family, sports, your vacation, another deal and anything other than this particular real estate closing's pertinent matters is not cool. Make it use the two ears you have for a reason and only one pie hole. And all about the buyer and seller of the property listing starring in the real estate closing works best.

Some closings are strictly business and others are almost like live theater. I've seen a few agents who seemed to be using the closing to show off a new dress or hairdo, instead of being there to serve a client.

Eric Kodner ... There can be hostility and if so those even more so demand the real estate professional to be tuned in and not turned off, distracted!

My behavior at closing is always professional, and my personality will depend on my clients and what the transaction process was like. I always try to be cheerful and accommodating to all parties at closing and even considerate of the title company and the staff. It goes a long way in how they take care of you and your clients later.

Mike Wong ... How can I help you, be of service means be attentive, make the buyers, sellers feel they are the most important folks at the closing event. They are, every time. After the hands are shook, congratulations and the breakout happens to return to the list, twist, sell (repeat) ask the banker, lawyer about other deals you have cooking and need updating or clarification on to pass on to other buyers and sellers in the waiting room. Headed to another closing. It is a delicious not vicious cycle.
