Divorce In Real Estate, Home Sales When Marital Knots Are Untied.

Every real estate agent, broker, REALTOR has property listing sales where a divorce is underway or has happened.

Sensitivity to the home owners in a divorce situation takes extra effort and lots of after hour calls and emails.

If over half the population is divorced at least once, it is a big wrinkle in real estate home sales that can not be ignored.maine sunset land view photo

Divorce adds to the number of houses for sale, needing to be bought.

Had a seller call today about whether or not a re-listing agreement on a piece of land in Maine had been received by our office.

My secretary let her know no, we don't have the paperwork back yet.

The out of state property owner explained the delay could be because the pair of owners had split, gotten a divorce during the Maine land listing period.

And when sympathy expressed, the I'm sorry to hear that the answer reaction from our Maine real estate office. From the other end of the phone line was no no. Relax. It is a good thing, I am happy the response. But also "I will send a nasty email" to make sure the ex signs on the dotted line of the property listing agreement and gets it right back to your office.

Not everyone is frowning during the big "D". It is a whole lot easier to swallow when there are not kids involved. No his, hers, ours. To fuel the run away emotion spikes very high up and way way down low.

Can I buy or sell a home during a divorce is one common question.

Online, through our email server, text stream and phone logs. The buzz about divorce and the rules as one drags out with the trips up and down court house steps. The billable hours as the negotiating gets kicked into full throttle. If there are kids, assets to arm wrestled over and divide equitably. maine photo

Depending on keeping the Maine home, other property or selling it, the opinion of the value to be reflected in the listing price differs greatly.

By the person keeping or buying out the property or saying anchors away.

It is worth more than the other believes that is selling it.

Handling sales where divorcing owners are involved can be tricky footing.

On the pathway from listing, access to show and the sit down at the actual property closing. So folks can move on, regroup, start over. Maine is a neat state for the clean slate, new journey as the life season adjustments happen.

I have had to do divorce with real estate and also short sale with a divorce.  Neither are pleasant and often it involves a lot of running around as the 2 do not want to be in the same room together.

Ed Silva ... No doubt you are skilled at making the best of a tough situation. Divorce, real estate home sales are a delicate mix and challenge a professional to set the expectations at a time when the world as the they know it is suddenly upside down. For buyers and sellers in a divorce sale. Or that is a sigh of relief. When resentment replaces the love that is gone. When in many cases everyone was married but living alone in the marriage that led to the divorce that brings us into the picture. For housing when divorce causes the need to buy or sell a home, other real property.

Andrew

Selling a home where there is divorce is involved can be challenging . . . . But it can be done.

Good luck and success.

Lou Ludwig ... Any house sale has challenges because people, time schedules, banks, life events like divorce, layoffs and suddenly not approved for a loan you were the day before. Because you bought something big to screw up your debt ratios to swing the house payments. Other mistakes real estate buyers make.

Couples going through a divorce should set aside their differences for the moment to select an outstanding real estate professional to solve their real estate issues.

Roy Kelley ... It is the grieving process that has to go through the steps of sad, mad, negotiate, acceptance. The quicker the better for the kids involved to keep the boat from rocking, turning over. And over.

Andrew, have listed more homes attributed to a divorce than I would like to admit.  Some can be quite difficult.

It is a real estate sale generator but you are right, hard to see kids moving out of the place they called home. But if we can help being sensitive and guiding the process, finding another place to rent that is affordable, or a home loan one parent can swing alone, we do that with empathy. Be helpers, like Mr Roger's Mom told us.

Good morning Andy. In 2015, 7% of my mortgage practice was divorce related in one was or another, up from 5% in 2014. It is not hard to see the way this is going.
