Andrew, I had a conversation with one of my buyers just this morning on that "wiggle room", in her case, it is an REO property with multiple offers, there was no wiggle room. It's important to educate and guide our buyers and sellers on home prices, not all have room to negotiate.

Sometimes the buyer, seller ..neither one will up the ante. To raise the cost of money and time invested as the deal heads south. When enough is enough and no extra blood, sweat and tears. To please the conditions on the appraisal report, the list of do this, do that for the thumbs up. Clear to close memo to get circulated.

Thanks Noah Seidenberg . How much lower would the seller go and thinking we all read the same primer and act the same way. Like the rows of red coats that thought fighting, getting mowed down a row at a time was proper. We learned to snip, change up the rules of war. Every real estate opponent is different. Because their situation is never the exact same. Timing is everything for the would you consider this number Mr Seller. And not every buyer is in a position, ready to follow through with the offer either as you know oh oh so well!

Good morning Andy. I am currently negotiating on two properties that I am flipping, I enjoy the process and don't take the offer process personally, that way I can focus on the goal.

Joe Petrowsky ... Sometimes they work out, others you can not pull it off. Just knowing there is not a MSRP with set percentage added on that applies to all real estate property listings. It does not work that easy because markets are different! And change due to events in those population centers of people.

Hi Andrew.  I respectfully need to differ with you, here.  There is a wealth of information on the Internet and much of it is wrong.  The public tends to believe the information that fits into their mindset and not necessarily the truth.

Gabe Sanders ... Like Zillow platform telling the buyers surfing through the property is not available when it is for sale. Or the other way around happens too. Stock the shelves on your own local control websites, blogs, videos and what a difference in the online experience. Buyers want accurate, oh oh so right about that and one stop get it all. Don't have time to waste.
