What Is The Property Worth, What Would My Home Sell For Today?

Survey says "ding ding ding", the value of your property is?

The crystal clear pulled out of thin air figure to expect would be right now? Well now people, it depends.

Because of the old Maine expression. Used a lot on the coastal areas Chummy. "It is Mister Man hard telling without knowing."

All the missing puzzle piece information we don't have cause we don't even know you, your situation.

Haven't met the property for a looksie, sneak a peek.

In whatever condition and location it happens to be parked in today.

As the real estate professional tapped on the shoulder.

Given the call to start the warm up in the bull pen. To trot in, to access the situation. To study the chart numbers before scrubbing, going into the real estate operation that starts with realistic pricing. Leads into home staging, flows into the active full throttle, far reaching  marketing. Then twists, turns with the up, down, sideways of financing.

Then the raised eyebrow review of a legal beagle. To like the mouse trap game marble end up smack dab sitting in leather cushy swivel seats in the front row of a real estate property closing.

It would be a nice carrot to dangle.

To snap your fingers and be that good to just know. To sense, like it is smelling the air. Raising the finger into the wind and in your bones having that hinky feeling. Or filling out the form due back in response of a direct mail flier that saturated the farm market you want to dominate.

Then one by one provided the absoulte correct no more, no less what is this shack going to sell for, fetch on the open market.

Wearing a swami hat, with closed eyes. Reading cards. Studying the clouds in his coffee.

Holding your tongue just right, twitching  your nose and pulling on your ear lobe just so. Then automated quick like a bunny. To hit a send back red rover red rover reply. To instantly sputter the set in stone, with no doubt about it all important number.

Without the roll up the sleeves to see what we have here. No xrays or walk throughs. Or knowing the assessed value from the community done seven years ago won't cut it like the ZZZZzzzz machine.

No two stays the same either.

Because of supply and demand, outside economic forces tied to the healthy or sick number of jobs available for the mortgage maker in the local market.

So what is my home worth, just spit it out, the novice could think you are over complicating it.

Just give me a ball park, pick a number any number.

Preferably the correct one that was reached for and  repeated as gospel. The one word, the figure to hit send. To instantly relay to give me the almighty  number.

Without the time delay, the roll up the sleeves to see what we have here.

For a seller situation and time frame expectation. Or considering the two years of back property taxes and a third bill dangerously close which means a lien foreclosure loss of everything.

And the three mortgage ball and chain the bogging down the real estate sale. Or the all caught up and squeaky clean sticks and bricks. Two different ends of what we deal with daily. In the look over the numbers and study of what has sold. What too is on the chopping block in the hunt for a property buyer.

I think they all want to know that without us knowing what their property looks like. You can give them a guesstimate if you are familiar with the community. However, without a inside visit a guesstimate would not be a good number.

If they won't let you come out to see the home, the best you can do is just tell them what they already know and that's the value on their field card
