Andrew Mooers I know this has got to be a difficult listing to sell this time of year to all except a Mainer. Super price; Good Selling!

S and N ... Not at all. Many myths in real estate. Winter is one of the four seasons in Maine, we have three real estate closings tomorrow. Put two more under contract yesterday.

Good morning, Andrew Mooers developer/builders from my area should be standing in line with their checkbooks to buy these parcels of land that you are offering.....they don't make land anymore....and we're running out....

BT ... Land in Maine is cheap.

Wow Andrew ... approx $1000 per acre with cleared area and woods, "Bonus" and here is a very good question for you!

How much is the timber worth if it was to be cut down at the back of the property?

And your wonderful listing has been featured to the group:

VB .. Depends on the market value for hard, softwood at the mills and who you get to haul it off. Like any business, timing is key and what the land looks like afterwards makes a difference in regenerating. Woodlots in Maine management is tree farming. Trying to maximize the growth, generation! No current timber cruise on this one and half the land is open, there is shoreland zoning to be careful cutting around to protect the resource.

Hi Andrew.  Your video made the land look so flat.  Great looking stream.

James ... You can shoot your own and are at the property for a couple hours, know the place inside and out and collect stills anyway. Do the video! They save time in the long run.

CA ... Level to rolling, but you want flatter fields without the hillsides. Tractors roll over and soil erosion happens when the water races toward that stream in back. We'll make you a farmer afterall. Here, take this hoe.
