Always amazes me when folks think they can just decide on a price and get it because that's how much they need.

Good morning, Andy....ditto to what Roger said.... not every seller is realistic about their price and not all take the advice of the agent.... and they just sit, even in a seller's market.

Andrew - Absolutely true.  The market dictates the price of the property, not what the seller needs to make on the transaction.  By the way, that is a nice picture of a country road in Maine in May!

Roger ... Blind means not seeing the market, understanding how it works. Time has a way of improving vision in real estate outlooks.

BT ... what we want, wish for is not what we always get. But do the best with what you have and listen to that real estate professional to guide the process, set the expectations that are realistic.

CA ... You pick up a few insights in the ups, downs, sideway shifts in real estate market cycles over 34 years. Lots of tshirts in the dresser to prove rodeo attendance.

Joe ... To link up or not means can this have a happy ending. If the price of three times the real value is set in concrete, unmovable, smile, shake hands, walk then run away to something you can help out on. That has a ghost of a chance getting to a real estate closing.

Cindy ... They don't deal in the listings knee deep, the over your head and hold your breath properties we wade through. That is why they neeed us.

Gabe ... Appraisers, they have the price lever control and the do this, do that list of devil in the property listing details, updates, program loan compliance issues.

Chasing the market appears to be a favorite sport with some sellers.  Sometimes it takes 12 months to get their attention.  Then they want to put the price where you suggested a year ago.  Guess what!? The market has changed, maybe even dropped a bit, so here we go again!!  Thanks for the post!

M Times 2 ... It is not chasing as much as ignoring it. Often thinking my property is the only one out there when it is not. That only my property is the mirror mirror on the wall greatest. It is to them, to others. Well, not so much. What else do you have happens.
