A Big black hummer cruises into your office parking lot. This driver can afford anything...all your listings. Not necessarily. He or she may want this elegant Victorian...but a quick trip to the bank and suddenly they make 7 digits...but spend 7 digits. They are hand to mouth pay check to pay check. Then again a rusted Yugo with one door a different color squeaks and moans to a stop in your parking area....back firing when it is shut off as it diesels to final silence a few minutes later. The driver has torn pants, a four day beard growth, hair that looks like it was cut with a hedge trimmer two decades ago...a nice smile with a few spaces and you can tell we are a veteran garlic eater for the health of it all. Down to earth, wants to pay cash, does not have a credit rating...just wants a little piece of dirt to call his own...for his five dogs to roam on. In Northern Maine and $4900 later, he has his couple acres, no bank, no fuss, no muss. But first impression could be don't waste time...and you pass a judgement.
I have seen regular joes that live simple lives without having everything going for material items...that are more fun and easier to deal with than the exotic car, high profile up with the Jones. Don't make assumptions...ask questions, forget the horse they drove in on. Exotic cars or rusted ramblers...treat them all the same and ask questions to see the color of their money and if they have any to spend before you go all over God's green acre with them.
I know a local fellow who owns five McDonald's franchises who could afford something late model. But he drives large older "boats"...old Cadillacs not in the best shape but paid for. He does not spend alot of money on his ride and to judge his based on the wheel he is behind would not meet your expectation of his wallet size or ability to buy whatever he wants!
