Andrew, I just subscribed to your blog, based upon Barbara Todaro's recommendation blog.  You have a unique market.  Lower priced homes are a part of that market. Your video was well done.

P and S  (Not the purchase and sale kind) ... Thank you. Had read a blog post about selling one giant sale over ten meat and potato smaller ones...you can chase big ones and miss the lion's share of the real world, ones that sell. the sweet spot of the market. Like the Hard Rock, Serve All. List all, serve all. Have a fully stocked vending machine of all types, prices, locations in your market place. Never be short suited.

Hi Andrew!  Interesting perspective on your market - our problem with serving the lower end market is that many of the listings that are in that price range are in areas that we don't serve - the other side of town.  I often do wonder how, if you give the same service that we give to our sellers, how on earth you get everything done in a day--with inspections, appraisals, surveys, etc!

Debe ... You make more time with the time you have by like any business being more efficient. Videos are the by far biggest time saver for the buyer, for the broker and agent too. Because the open house on demand feature lets the buyer see, hear about the place any time of day or night, as many trips through as they want, need. You the agent, broker are right there with them for the show and tell but not done one at a time. But hundreds of walk throughs a week. Thousands of views on local area events of the community happenings that also are on the video channel. So help yourself, it is a buffet that is well stocked, always locked and loaded for the buyer's schedule. Not the agents, brokers alone so all those limitations are gone, removed. Open up your information channel delivering videos on a slew of topics, all your properties. As for appraisals, so many of our sales are cash, no bank which further streamlines. If we dealt with only local buyers than the bank element would add to the tick tick tock of the day. Cash makes it bang, quick. Or owner financing ME real estate.
