In smaller rural markets, the approach to real estate property listings is a little different.

Than ones with nose bleed high, lots of zero places in the cost to own on the price tags dangling off what's for sale for housing stock.

There are real estate agents that put a limit to how low they will go property price wise as you see following the Active Rain blog comment thread in a recent post this morning.

And there are larger banks that will not touch a $50,000 or less house property price listing with a ten foot pole.

Because not lucrative enough or sometimes there are bigger issues.

On the home built helter skelter, with lots of loose ends that never went through a bank or legal title search process.

That were home grown houses, traded for two pigs and a chicken.

In small rural markets like Maine, there are plenty of local banks, lenders who with open arms and a large sincere ear to ear smile, tackle those smaller priced property listings. Because they don't sell all their loans, not packaging every house mortgage they underwrite and process for resale on the secondary mortgage market.

So if you are in a market where the norm for pricing of house listings if $200,000 and up and over the million dollar mark, get ready maine barn horses photofor a shock, surprise. In smaller rural markets for real estate listings in Maine.

Where you can skip the idea of needing a mortgage on the home all together because of the kid in a candy store exciting low priced properties.

All the time. Not once in awhile or a fluke. The norm, just the way things roll in the day to day.

Scope out the lowest to highest cost price property listings for all types of real estate in Maine.

Here is another Maine real estate portal to tap into, graze and poke around. To kick some tires on what is available for listings of properties.

Andrew, I just subscribed to your blog, based upon Barbara Todaro's recommendation blog.  You have a unique market.  Lower priced homes are a part of that market. Your video was well done.

P and S  (Not the purchase and sale kind) ... Thank you. Had read a blog post about selling one giant sale over ten meat and potato smaller can chase big ones and miss the lion's share of the real world, ones that sell. the sweet spot of the market. Like the Hard Rock, Serve All. List all, serve all. Have a fully stocked vending machine of all types, prices, locations in your market place. Never be short suited.

Hi Andrew!  Interesting perspective on your market - our problem with serving the lower end market is that many of the listings that are in that price range are in areas that we don't serve - the other side of town.  I often do wonder how, if you give the same service that we give to our sellers, how on earth you get everything done in a day--with inspections, appraisals, surveys, etc!

Debe ... You make more time with the time you have by like any business being more efficient. Videos are the by far biggest time saver for the buyer, for the broker and agent too. Because the open house on demand feature lets the buyer see, hear about the place any time of day or night, as many trips through as they want, need. You the agent, broker are right there with them for the show and tell but not done one at a time. But hundreds of walk throughs a week. Thousands of views on local area events of the community happenings that also are on the video channel. So help yourself, it is a buffet that is well stocked, always locked and loaded for the buyer's schedule. Not the agents, brokers alone so all those limitations are gone, removed. Open up your information channel delivering videos on a slew of topics, all your properties. As for appraisals, so many of our sales are cash, no bank which further streamlines. If we dealt with only local buyers than the bank element would add to the tick tick tock of the day. Cash makes it bang, quick. Or owner financing ME real estate.
