Counseling The Maine Real Estate Buyer About Spilled Properties.

maine river photo

The property listing, the Maine real estate that would have done it so well for the buyer but it's gone?

Oh no the buyer groans and needs counseling.

Because often the buyer is mad he or she did not get into gear quicker.

When they want to talk about the listing that is pending or just recently sold, I tell them relax.

We have made more, plenty to go around. Everyone gets a piece.

More Maine real estate properties ammo to market with, to court, spark and match make.

Because that's what we do. And you can not sell meat from an empty wagon.

A healthy inventory of property listings in Maine makes everyone happy.

But.

It is sometimes hard to steer the buyer that hankers a particular property listing that they have admired from afar but did not pull the Maine real estate trigger on.

To make it happen. It got their attention, perked their interest and the desire meter pegged.

Bent in half. But they just missed out, the property listing has left the harbor.

The trail has gone cold. She's over and that's all she wrote for this one particular listing.

But like being dumped in a relationship, sometimes they want it more. What they can not have.

That they let go of but now are having second thoughts with additional time, consideration. Because it is not going to happen. They wished otherwise and want it more. Get withdrawal anxiety, feeling like one just like it will never come along again and they blew it. But this particular one. Ear to the ground won't help. Nothing rumbling, all's quiet, pretty still happening. For this one. It is done.

It's the lets talk about the property that is gone for the next half hour part that have to be tough love about.

Firm and remind it is gone, you have to let go. Have to move on. Or get dragged.maine lake fishing photo

And another one will be along in twenty minutes to replace the hunger, thirst. We can not move on until the spell wears off from the falling in love with a listing that is not longer available.

Because we like to carry a healthy inventory of Maine real estate listings, we can help with the how about this one, that one. And make suggestions on other real estate in Maine that could work for them just as well. Maybe even better.

It would be easier, quicker to sometimes to fib.

Tell them the property they are so desperate ga ga for that is gone, the one they were luke warm about when we first suggested it, that it would not have worked. She was not the one for you, lots of red flags. Nuclear waste dump, ancient burial ground, giant power lines overhead, right of ways all through it or major title problems. Something awful to nip the love in their heart for it. To end the line of questions, the lament for how super this one would have worked for them.

To cauterize the feelings so space is cleared out inside for another property love interest.

For another Maine listing to flirt with and get excited about.

But the timing of the buyer was off and that is all. They were betting on just this one horse and in time the buyer realizes others just as shiny, special, unique will come along. And that they are already online, waiting for the property tires to be kicked. Questions to be ask. Videos to be watched, listened to. Here when they are ready. And it all starts by us listening. Them talking. Our end taking very good real estate notes to come up with suggestions of property listings that could work, fit. Meet their needs and expectations like bow toting Cupid, a gypsy matchmaker.

Timing is everything, always...and often buyers, not really ready to act, fixate on what they safely know they can't have...human nature?

Li ... You are right. Lost of control can go down hard when they made lots of plans, before actually checking in on the property listing. Assuming it would always be there. NOoooooo. Not if I can help it. List. Market. Sell. (Repeat).

Andrew, good post! you can't assume the property will be there when you decide to buy it. It will not wait for you...

Timing, like dating, you should have asked to dance. And not waited until just as the clock approached closing. But like trains, buses, another property listing will be right along on schedule. There is enough to go around but like Li points out, what is sometimes behind the oh no that is the only one, Romeo and Juliet thinking that the world as we know it is over unless I can have this particular one. Not any other.
