Maine Real Estate, Properties For Sale Traded For 2 Pigs, A Chicken.

Fingers intertwined, hands out away from the body and flexed like a safe cracker, time to do a real estate blog post about Maine properties.

So the objection about seemingly higher cost of time and fees associated with small Maine real estate property listings we list, sell. Why the up in arms, crank factor brought into the small property sales? How come some buyers and sellers get a little uppity, snarky? Because the small price tag does not mean teeny weenie costs associated for clear title, creating an owner financing mortgage and promissory note and other transfer tax, recording fees.

The legal fees for the paperwork needed for a seven digit sale are the same as a property listing costing four. And often more due to what you don't see that was never addressed. No bank ever involved, no lawyers and home made transfers with good intentions but botched up messy chain of ownership titles just waiting to hair ball. Get coughed up so everyone involved utters "oh oh".

The fact a Maine property listing cost under $2000 should raise suspicions about the title being flawed, back taxes, lack of access or right of way or location swampy, underwater. The Maine land being near impossible to soil test for a septic to be installed come with ten foot pole marks all over them. And due to its small size in acreage and poor soils, the system that could be created if you are lucky is beau coup dollars intensive, engineered for the bought for a song property listing in Maine. Way way more expensive in the long run happens than if the buyer for say Maine land had upped the budget. Saved, waited and bought something a little bigger, better located for development and all around neighborhood surroundings. And a squeaky clean title without the drama, all the traffic and burdock's attachments, liens found at the registry of deeds.

So we do have trades of property listings in Maine.

But the two pigs and a chicken blog post headline means real estate in Maine we run into where the property listing never had a title search.

Never had lines clearly surveyed. Everything is fuzzy, does not measure up. All the heirs did not sign off properly. Missing recording instruments at the local registry of deeds where the property is located start air raid panic sirens. And everyone can get ups in arms, jumping up and down excited because of what is found with a little scrutiny by the legal beagles.

Like the old car that is shot, too many miles, not worth pumping in one after another stacks of dead presidents, land, property listings can have the same upside down return on investment. Your heart can get involved and ignoring logic can happen. But with lower cost, small priced Maine real estate listings, expect there is a reason. And that with the dinky price comes major sky scraper high problems to over come. Some that might not be fixable and risk spread around lots of say sporting recreational land buyers assume the "what if's".Let the real estate buyers with a small, tight budget know what to expect when kicking tires on those blue light special low cost property listings.

It takes a real Specialist, an Expert to sell property in MAINE and Andrew Moore is the one I recommend.

I've lived and worked in Maine and there's nobody I would trust with my Real Estate transactions in Maine, other than Andrew.

I'm back again! Why hasn't anyone else commented on this very creative post??? Your intro got my attention! When I worked in Denmark, ME, I was a safe cracker because I was the Bookkeeper! It was quite a skill to open the safe but I did it! Of course, not native to Maine, it took a skilled Employer to teach me everything I needed to know about living and working in the great State of Maine! 

Anyone thinking about moving or buying real estate property in Maine? I recommend a real good and brilliant Real Estate Agent.
