Monitoring the market is like a moving target. You can never assume the seller is going to get close to what they are asking, if it isn't priced right; then monitored. When properties aren't selling, you have to investigate and figure out what needs to improve or change. Checking the current market requires analysis and a good REALTOR, knowledgeable and experienced, such as yourself.
