Do You Have The TSTH Real Estate Designation... One You Earn, Not Buy?

You start the Maine real estate day with a clean slate, blank Etch-a-sketch.

And do your best to run a tight office, clean above board operation.

But sometimes misunderstandings happen.

In the corridors of imagination, expectations are part of it. Being way way too high.

And responsibility, who is going to guarantee this, this and this happens in a world without total certainity, promises that can be always delivered.

Appraisal comes in low on a Maine home sale. Broker to blame or becomes the heat shield, punching bag for disappointment, emotional venting.

The buyer of the Maine home wants way way more property listing than the wallet they sit on, the purse they carry can begin to handle. Not enough horsepower. Or too many informationals on how to steel a property for a fraction of it's value. Maine is 46th lowest in foreclosure, short sales, repossessions for a reasons. Already, always low cost everything to begin with in Vacationland.

Make it happen Mr Veteran Maine real estate broker. Talk someone into what I want. Make them, threaten them, intimidate and play the razzle dazzle with smoke and mirrors. You are in sales right? Subconcious mind twisting, wearing a too small Herb Tarlek plaid sports coat.

The buyer for the property says let's look over the sticks and bricks at 3pm. Right in the middle of a gorgeous Maine Saturday afternoon. Then they don't show, don't return calls, vanish. Your seller is some kind of fit to be tide. Because you are the only one available and were the one that set up this wild goose chase, the no show. Someone is hopping mad and you're responsible, the nearest one to have an ear to blast, chew off.

Or the Maine real estate buyer who has $150,000 of stock certificates to cash in but really wants a place that cost, is worth the price of $250,000.

And the owner to lop off, shave a $100,000. And when they won't, tells you to relay a message. To let the seller know they can put the property where the sun don't shine. Ouch.

A Maine real estate broker has to earn the TSTH designation. Not one you send in a $50 dollar bill and get a neat, suitable for framing official looking certificate to brag up. Hang on the wall. Keeping emotions to a dull roar in listing, selling real estate which is one big emotional upheaval when talking a divorce causing it.

Or estate that needs settling but the heirs are not so grieving over the dearly departed.

But feisty and lining up teams within the family to tap into the hard earned savings, anything of value. Stay cool, hang loose and make it fun. Set up the expectations early and keep abreast of developments. So folks that don't do this daily can get mad but remember you warned them about the twists and turns that happen in real estate sales. In life too. Maine, big state, lots of space, friendly people.

Andrew, I think some of these Maine clients have been visiting here as well.  I don't think I'm fully certified yet in the TSTH certification.
