Andy, very effective video and I like the analogy of winking at a girl in the dark. Price and marketing are the two most important factors.

E and C ... Pricing, marketing equals real estate sales happens like lightning hitting. The same place over and over.
Cal ... Flirting in the dark from across the room with winks is about as effective as smoke signal real estate marking on a very windy day.
In my market, those that are mastering the marketing piece are among the top producers. Those results speak for themselves.
Ken... Delivery of the information, quick, fun, complete and any way the buyer wants it. More than one media used and all together making one positive explosion behind the eyes, between the ears. Over and over.
