The You Tube real estate channel you set up to peddle property listings just sits there.

With the Three Dog film video loopNight "One" mournful song looped in the back ground. The number of views, subscriptions on your real estate video channel is painfully low. You pimped up the channel look to make it pretty, eye pleasing.

But what you fill it with one by one for videos is where both your feet can get a bullet each.

Lots of friends on the You Tube channel but they are all real estate cronies. Tit for tat as the herd desperately trys to give the video platform traction, to get it moving. To rack up some numbers to get the You Tube real estate channel out of the basement. The exciting platform that can engage, connect if wired right, prepped, groomed for full blown marketing exposure.

Real estate buyers linking up, locking on to your video signal on the hailing frequency, and commenting is not happening for a reason.

SEO treatment lacking is part of it. But more importantly they are not riding side saddle with you to work together for two other big purposes. First you are not providing, stocking the video channel shelves with lots of local community area video information.

You need plenty of videos so the real estate buyer can see why they would want to live where you do full time. Or to buy a second home to vacation in your zip code part time until they retire. To make the move for good. Like a simple Texas two step. Start with collecting lots of local event community videos. Unless you only want a limited market, only local real estate buyers to work with, who don't need the local information.

Videos with no ghoulish smiling real estate agent, broker going on endlessly about not much beyond just how great they are. Videos where no narration or camera agent, broker appearances happen at all are easy. Just collecting, rebroadcasting a local event. Those are very helpful to paint a picture of what your area community flavor is, what sets your part of the country apart from others under consideration.

Learning more about the area you serve. That's all the out of state, far from your zip code real estate buyers want, need and will get from you. Or a slew of other choices as more and more real estate professional fire up the blinking red light video camera.

Remove your blue and gold REALTOR "R" lapel pin for a moment.

Think you are the different time zone real estate buyer who is on a fact finding mission with limited time. Needing to find out about why your area would be a good place to invest in for a retirement, relocation move. With limited time, a clock ticking. But enjoying the ease of the show and tell, tag team of sight and sound that memorable video does so quickly, so well.

Videos produced with aerial maps, survey plats, quick fact run down stills weaved in to the real full motion video that shows the back yard, the crackling fireplace in the edited loops. Videos are not just for inside the sticks and bricks and the approach, the surroundings of your community should transport your real estate buyer to where you live for a few minutes. Waterfront videos have a distinct advantage to a condo jammed in shoulder to shoulder.

When you are Bubbles in Trailer Park Boys, on camera appearances are funny, entertaining. But personal branding videos for real estate agents, brokers, REALTORS are not suppose to be humorous. Rather helpful, service information providers. The self branding, marketing should come up a distant third to the local community, the individual property listing videos you create.

And all videos should be thought out with a story board. Not showing an agent who hits the record button and nearly trips over a mic cord, wobbles, grazes a light box as he or she race in to the video frame out of breath. Not just saying whatever comes to mind in an unedited video full of stumbles, youtube video logorambling and calling it good.

Those videos thrown together for self promotion that back fire making you look bad mean no others in your collection get toggled.

Nothing the real estate buyer can use is provided if all you upload are "me me me" self mirror mirror on the wall videos.

Andy, pulls folks into his Maine market by capturing the lifestyle and spirit as well as the listings he markets.He needs to sell the sizzle to folks around the country that want to relocate to the way of life he portrays. He's done more than 500 vidoes and you can see his smooth transitions and pans in his listing presentations. He did not develop these skills over night. He would encourage you to just start, learn to edit and by this time next year, you could be pretty good. Check out all the different types of videos Andy makes. He's good.

Good choice Steve - the bottom line - start shooting videos!  You don't have to be part of the video - and in some cases, you shouldn't events, places and other people should be the star of most of your videos. Neighborhood and home tours should also be a major effort - have lots of wildlife in your area? Capture that - bring a sensory experience to the viewers - as Andy would say, "take them along for the ride." It's powerful.

Steve ... Nothing more to add to that string of electrons. Thanks for the kind words! Practice is the key, not anything else like the other parts of real estate marketing, listing, selling.

Debb ... For those camera shy, stay off camera. Heck tripod, capture your local Santa comes to town parade or best part of it with colored lights and intro / outro and call it good. Pretty easy. If you have a face for radio (like me) stay off camera and be the cub reporter capturing the local events you are at any way to showcase your area. Then graduate in to the same approach of "showing the property". The add a little thought out conversation audio so they hear your voice, relate to you (hopefully). You don't ever have to be on camera. Personally the agents, brokers who only do the on camera on and on performances and branding... well, I can only take so much of the me me me. A buyers wants something they can use, and it is not your cameo Hollywood star pieces. It is take me to your property, your home town please. And step on it.
