But in addition to spelling out the details of this say corner grocery country store with apartment in Weston Maine, what is there for potential expansion and needed in the market your serve?
Say a store offers pizza, take out sandwiches in addition to grocery items, maybe an ice cream window, sporting goods corner could be added to the operation. Study the area the business listing is in and determine what is missing that could work. As you point out the options for extra income flow, someone in the audience starts to hear internal wheels turning as you lite the match. Causing the spark of potential you pointed out that they run with. That could be just the extra nudge needed to push the fence sitting real estate buyer off that perch where he has been parked.
The spot causing painful splinters. Who is waiting.
For something to cause them to stir, make the move, relocation to Maine.

So as a real estate agent, broker, REALTOR, business listings need the potential explored, the numbers exposed on cost to heat, repairs, how much parking could be created with a half day and a bulldozer.

Hi Andrew,
Commercial Real Estate is a different bird then Residential! I have sold a few commercial buildings, and when I'm finished I swear I'll never do it again. I am talking about the listing side of it. The buying side you can usually get through with help along the way from experienced commercial Realtors. When listing, I feel I do the seller a disservice, because I'm not well versed in it and could easily make huge mistakes that would fall back on seller. (or me!)
Cindy..got that right.
