Little Things That Would Make Your Job As Joe Broker A Tad Easier.....

Suggestions to the public we deal with that would make both your life and their life a tad easier..that would not be hard to implement?  Got a few?  Post 'em here.  Here is my latest...and not a gripe...just a little small suggestion regarding email addresses.  When you sign up for your email...rather than use a cryptic series of letters and numbers that when repeated, the other end has a one in three million chance of getting it right, consider this.  If you have a hard, have to repeat it often address..change it to something simple or...don't expect a slug of emails getting thru that you requested.  I suggest after spelling out "Alpha Charlie Delta" military repeat  style back to caller to make sure we got it get something like gumbylives...or boomboomoutgothelights or something memorable that gets anyone's attention.  With poor cell reception in places, back ground kids screaming, engines humming and different cultures that can be hard to understand (and vice versa I am sure)  simple is best. or or are the point and really really stand out.  We do a slug of email and after attaching images/maps and answering detailed questions, it is sad to get a bounce back.  If they call back, or if we can track them down, we can forward the whole series of emails that missed the first pass.  Keep those Moose On The Loose!bounce backs in a special folder for the MIA emails that don't make it thru to the front lines.  You don't want to suggest that they have a screwy email and hurt anyone's feelings .  But when you ask if they ever have trouble getting emails after copying down a four foot long address that does not seem to make any sense on this end but that represents the middle three letters of the first names of all the folks on her mother's side of the family...we often hear..." a matter of fact...I have trouble  getting emails".  You just helped them figure out why.  When out of state and looking for property information before landing in your new burg, think about getting a funny, simple standout email to help gain the information you want and to avoid wasting your time! Keep your emails and information moving...avoid stoppage from email addresses that are destined to bounce. | 207.532.6573

My advise to potential clients is to remember: you often get what you pay for.  I specialize in working For Sale By Owner and Expired listings and the most common thing I see is that these people were hoping to save money.  Yet after continuing mortgage payments, often on two homes, paying whatever fees they paid to put their home on the MLS or with a discount broker and time lost on market, which means dollars lost on market, they nearly always pay more in the long run.

By simply agreeing to the average commission rate, they know what they'll pay, and they'll get much,much more coverage.  So pay little to get little or pay the going rate to get the most.  That's the choice I see and that's the advice I'd offer.

Hear you Bob,

Jay...where you coming from man?  We're talking about email that are easy to use, understand and send to..not sure the correlation to discount brokerage and FSBO's and expired listings.

BHG...glad you feel same way. Other pet peeve...cell phone calls in public when I don't want to listen in or be part of them but due to confines...are forced to be a silent player of the call..Yikes!
