You just left a new listing, are about to upload the property information to get it on line on the Maine MLS for all to see but sometimes that print out leaves so much out about the place.
You want to share with the online public all the special features, conveniences, updates to this new say home listing. But the simple harness you put on the property plow horse provides for number of bedrooms, lot size, is there a fireplace or cathedral ceiling, skylight in this, this or this room. But if you only have a small space to like a twitter tweet to hit the highlights, much goes unsent in the copy of the listing. That is why it is critical to have your own listing sheet you can salt and pepper, plant lots of exta property details in. To complete the story. Also why it is key to have a
slew of better shot, wide angle, crystal clear images to help finish the story you start with the MLS stats. And video is the magic wand that pulls it all together..showing how those pictures, images, photos fit together and flow in the home. Your audio in the background on the tour also leaks other information for all to hear about as they tour in, around, behind the property.
The snippets of a few local community events or special features like the school just down the street from this new listing need to be part of the property propaganda. Other wise, you list something you saw first hand, made notes about but it gets lost in the broadcast, transmission because of the limited fields, small yes / no, short answer mls listing on line loader form. If a real estate buyer gets more, beefed up and complete information on all your listings and if they also check out brand X's and come away "hungry", "starved", "thirsty" for more missing details, they are less apt to go further with the property where so much is missing, left out, not posted. You want to have the property all prepared, cut up, buttered, seasoned just the way they like it so they'll just sit down, show up and graze at your property diner.
Like the stuffed animal you did not want to lose as a child, the real estate buyer will cling to your site, use your agency for better on line "meals", "grazing", "gleaning", "snacks".
Their time is just as important as yours and they don't want to waste it hunting, pecking, searching, pleading for more information than the mls sheet alone provides. Provide a service, know your product, post everything about it in as attractive manner possible with your
copy, images, video. If space does not allow on a standard mls form, never say good enough...or that's how everyone else does it. Get extra credit and produce your own listing form that gets shipped in the shape property bag, tucked in as it leaves your email server, is printed out to hand to the real estate buyer that asks the simple question "Tell me about this property". You go way beyond the Maine mls form and give them a jammed pack powerful fact loaded, image rich and video helpful splash, show. Maine, our area, our property is way way too pretty, special to keep a secret.
We try to blow the lid off the skimpy usual way property is marketed on line here with more copy, more images, a special video "story" all woven together for a powerful mix of property phone ringing, email producing, tour causing information. Our real estate ray gun takes more time to charge, lock on its target but why do all that jumping thru property hoops to get a listing and then go dead, not finish the show? Never rely just on the limited mls tool and add to it anyway you can...bring a gun to the real estate knife fight if you want to sell way way more than your share of the local market. If you have your own Joomla site using the mls data, you can add to the fields with custom selections to show, including the branded video tour..not just relying on the plain jane sanitized one you insert on the mls.

So true, there is not enough space in the MLS to showcase a property. We need to do so much more.
That ray gun costs a pretty penny. It is fueled with hard work, enthusiasm, and crystals earned from marketing dog and pony trials/victories, set backs. The MLS print out is bare bones information. At least with enchanced realtor.com site you can add more data, details, information. But this all means your images, video become critical "siblings" in the real estate family to feed, use, broadcast more property information with.

Cal, I think most of us are built with the same marketing gene. If all of us were in an auditorium and given a property to promote, an area to put on the map, we would all collectively win cleo's for blue ribbon advertising. We all have the same tools..just need to learn how to use them and AR University, right here is the station to tune in, sodder the frequency so it's hard wired to broadcast this signal 24/7. And then to rib the knob off. All you need for success is right around this REALTOR camp fire.
