If you practice real estate in a small town though your audience for those expensive listings is not local as a rule. Unless someone dies and leaves your local buyer boat loads of money. Maybe a winning lotttery ticket. Or a jury rewards a large insurance settlement. Also, often times the rare home town buyer that could afford the place wants to "steal" it. They have money because they don't spend it. And a "take it or leave it, that's my final offer" approach thinking. And they grumble about no one else will buy it so I'm your buyer. That's true if yolittle league team, me base ball teamu real estate broker does not have hyper drive in their marketing starship.

    

If your Captain Kirk  broker never boldly goes where not many local real estate brokers go out in to the larger audience universe, galaxies down state, out of state, out of the country.

     A modern day, high tech real estate broker can leave the minor leagues, triple A farm teams for the Fenway Park, Yankee Stadiums of the world with property / local area videos, blog posts like this one you are reading, social media streams, web 2.0 insertions, and full throttle use of all the Internet can offer. The Internet, the ball field where 85% of folks go on line to find any product, any service. And instead of just being on the Internet, you need to come up every where on line. The ball field for those high end property players is outside the local little league field in your home town in Smallville America. Way outside the park in to areas of higher pay scales if your property "lives, resides" now in rural, small town, small potatoes pay scale Mayberry, Hooterville USA.

     So for the local ad coach, pick the low cost house lots, small mom and pop business listings, apartment houses for your "corners" of the ball diamond. To protect the outfield where solid, affordable land listings, farms, waterfront camps and river cabins are crowd favorites for local buyers in the stands. The utility listings that shine in areas with low population are the one floor country ranches. Putting in these hand picked  low cost listings create a solid local newspaper ad defense to depend on. For hit, run production. The goal to make your phone ring off the hook. These listings have a tractor beam attached, causing customers to call, email, visit your office. And when they sell, you have a good supply on the property bench. Others pretty much just like it to slide in to next week's rotation. Your country ranches with a little land around them in Aroostook County is the area of your property team where you always want depth, supply.

     Don't get me wrong, the high end listings in your inventory need exposure, media attention. But those are the big tuna buyer you are after that require leaving the local harbor, and using more than a piece of cheese, or a hot dog maine girls softball teamto play fish like kids do off the local dock for sunfish, small fry. Your local newspaper does not have that outside readership.

     Put those "Alex Rodriguez listings" in the outside newspapers, high profile websites and blogs you populate every day.

Its like the red shiny Corvette in the local showroom where the average local wage earner can not swing the payments. Doesn't get the keys. Not even a dealership parking lot test drive.

Find a real estate buyer down country who drives the same low, sleek, sexy red Corvette. Someone behind the wheel of something powerful, high end or foreign to take a spin this weekend to your off the beaten path, small little town America to check it out. These outside buyers feel like a kid in a candy store because everything they know about real estate prices divide by three or four. They are the buyers, can purchase that log chalet lake vacation home, swanky 8 bedroom Queen Anne Victorian with turrets for six digits without "batting" an eye. Keep your spikes up sliding in to home base.
