A salesman today is not a charismatic that can glibbly hook and by crook their way to marketing real estate with little knowledge about the property listings and get by in their communities by the skin of their teeth.
The Maine real estate broker, agent, REALTOR who does not fill in the blanks with information, the property's pertinent details becomes a mystery, unknown agent peddling who knows what property. Loose as a goose, cut corners...heck no corners and flying below radar. Skating on very thin ice. How long can you hold your breath if you go thru, if the real estate back ground details, knowledge are a bit too thin?
Buying property is a very emotional experience and if property details are skimpy, missing, vague or "I don't knows" when the expert listing it, showing it to you is asked, then assumptions and expectations start to fill in the blank spaces.
Or the buyer backs away with a hinky, bad feeling that something is not right. What is wrong is missing information, incomplete marketing, sloppy or lazy brokerage.
And some agents, brokers compensate by making the same assumptions, with crazy statements like "I think the septic is there, or there, and probably a thousand gallon concrete modern system". Whoa super hero, using your xray vision out in the backyard in front of customers, buyers, sellers may blow your cover as a fighter after hours to make the world a better place to live.
