Using Past Blogging Posts To Re-Enforce Relocation And Retirement Emails.

    

Activerain's Bob Stewart threw down the challenge gauntlet searcing for examples of how we use the maine country churchtreasure chest of blog posts to do further good in our day to day real estate operation.

There are many ways we take the trip back in to the blog post inventory and assemble a series of them to ricochet email correspondence back to the sender. We have a connection with a past client and these "what is going on in the area newsy blog posts" bee-lined to their inbox help us stay connected. For past happy buyers who decide to sell, or have friends to refer. For sellers to keep us in their mind. We start a relationship that eventually with these emails with blog attachments push them off the fence, eventually.

     But probably the two top ways we use the AR library is targeted at relocation and retirement prospective buyers. They are folks that many have never been to this area of Northern Maine before so they have questions. Lots. Just like you would if you were considering a life changing move to a place eight states away that you had no previous experience. We get a visit, get their email and then start slowly launching old blog posts about the topics they need answers on. To get them to move, buy, relocate here. These blog posts help us deepen the relationship. We give them something other than just real estate information. Local information they are starved, thirsty for. It's the connection these past and current blog posts help us maintain with a mailing list to share them without being a pest, not too frequently sent. Slow drip. Careful email mortaring...with the blogs attached to the emails that hit the areas they are most interested in..the schools, health care, crime, etc. That's why you need to know your customer..what they want, what they are worried about and give them what they ask for. Hit those areas with blog posts about those areas. Written especially for them (but used with others like them). Think of a blog post that you send out to hundreds of folks from your email end of the chain. Not just readers, followers from finding it on line on their own.

     For starters most real estate websites are set up, and then dust mounts. Oh sure, they have an idx/mls stream for new listings, price changes and the office staff tinkers on the real estate listing section.

But other then a Happy Halloween or a opening image change once in awhile, the site is cold, static, and not up to the minute. Blog posts are real time, like Twitter tweets. Right now, or at least what it is like in your area today, or this season.

So we do new round up new, crank out these type of current today local blog posts where we attach them to a new, never been here before emailer or calls that we ping information to so they become acclimated, knowledgeable about our home town. You'll see this blog post has video embed of a local activity..Maine youth picking potatoes to earn their winter coat, their ipods. Southern Maine real estate brokers along the coast could have the same kids learn work ethic video piece with blueberry raking, fishing for lobster, digging for clams to taylor make the presentation to their area of the state. Not cookie cutter fit the entire state but localism, tons of good stuff..the copy, images, video of the local area you crafted. And no mention of selling real estate, just the tag on the end that this guy or gal is a real estate broker for future reference.

     So when we get asked the number one question, what is your weather like in winter or the other three seasons, we start out the intial response email with the polite thank you for contacting our office and your interest in Maine. And we send property attachments loaded with more details than they see on the idx or realtor.com, plus indicate all four seasons are fun for recreation, etc. And we also send a teaser line with in winter if that was there big concern, worry that we ski, snowsled, play hockey with our kids at an arena or on a frozen lake under the bright sunshine and we do not hibernate in the winter. And to read more here with a link insertion. Or sometimes, we know the other end of the fiber optics cables has been bombarded with real estate images..the inside, outside and lots of copy, video, images of the property. But what about the area...is there away to just slide in some local Maine eye candy..nothing heavy, just a ten second eyeball scan to reinforce they are going to like it here?

     This blog post is one of many we draw from that is a simple extra from 2008 to drop in the real estate bag before it gets taken out to the customer's car so to speak. Like a grocery store stuffs a flyer in the bag to get them to come back. To be different than other stores. To build a connection, a relationship, reaching out with something extra. You got the customer considering your area in to the AR site. And low and behold, they can search other Maine topics and bump in to you again from other posts. They find you have already been there for them, crafting and hammering out other informative blog posts on the area you serve. When you have approaching 1200 blog posts, there should be lots to draw from. You write many knowing where you chamber of commerce "holes" are and beef up the shelves by writing, posting, stocking those shelves.

We have a slow drip campaign to nudge this audience and creative, simple blog posts like this and get them reading, keeping you in their thoughts to turn to as the agent / broker to pick. This post and a slew of others with the same "bent" or slant get tucked in to an email about "Mr Seller, have you thought any more about listing your waterfront cottage that is not getting much use anymore...we are here to help.

     Short and sweet and with this type of blog post to get them in to the blog to see you use this vehicle a lot to hit new relocating, retiring propsects. To educate folks about the area, to find buyers, to market property.

     Other examples of using blog posts to reinforce your emails, to post on your site as a reference resource are ones we write with helpful links to Houlton Maine area schools, events their kids will enjoy (this one is a good follow up for someone that was here months ago, but as an easy watch this easy video. You hope they can see themselves, their families living here, doing this or that activity.) During the intial visit of someone toying with the idea of relocation, retirement here, we follow up later with an email that could have a few new listings like they wanted, and if you noted they are a rotarian, tack this along as what they will be doing for service club work in retirement here. Make them feel like they already live here. Show them what they don't see because they don't live here now..the stuff CNN, ESPN don't cover but you do on the local level. Hometown, simple, down to earth.

     And lastly, this is my favorite way to "show" the new real estate buyer who is a stranger to these parts what the area is like. Instead of making him read and a few images of the area, a few helpful links, video gets rolled in. Embed many local community videos, something for everyone in a buffet fashion and all they do on the other end is push play, sit back and they hear, see, get a feel for what the local Houlton Maine area is all about. Who is the person selling the real estate, reporting and keeping the prospect up to day with emails with attachments to these helpful blog posts..do a three minute video to tell them in your own words, so they can meet you. They want to know about churches, local banks, Maine moose season , the new Maine co2, smoke fire detector law beef up, which school system will my kids go to, so give it to them with a blog attachement of the videos in your emails. You don't have to rewrite these same FAQ answers over and over, attach the well written, link, image, video laddened blog posts to do it for you and save boat loads of time. You write them to reuse them and that drives lots of traffic to the Activerain blog beehive.

Making Real Estate Videos, Makes Sure The Camera You Are Going To Use A Lot Is Balanced, Fits In Your Hand.

     

News video photographers have cameras that sit on their shoulder, and they study the eye piece whilebuckle up warning sign panning, or just zooming in and out of the scene or talking head they want to capture.

With video, unless you want to spring for a professional camera that could cost from $4000 to $23,000, you may want to start out with something a little lower cost. Check the hard drive size, the sensitivity to low light situations as you are not carrying around a lot of lights nor do you have a spotlight on the camera usually.

     Also see if you can add a hand held or lavalier microphone, a windscreen for windy outside production days on the camera you are considering. I found an aftermarket audio shoe that came from Germany but took some time to find a place that had them available to buy, and that was not out of stock. But back to that all important fit.

Make sure the camera fits in your hand. That it is not like holding a brick or a toaster or something awkward. A wrist strap to secure your hand to the camera you are holding, that feels like an extension of your hand if matched to your paw size correctly.

Try them out and get one that you can wrap your hand around solidly and hold securely.  Video cameras do not want to be dropped, to end up in a lake or river that you are being creative at with shots to hear the water with the camera microphone. To capture the wave action, the sparkle of sun on that water to showcase the land or home, camp it borders. Quick ability to plant on a tripod handy but also balanced and ergonomically fit for your hand size are key to save you time, feel comfortable and make this real estate tool easy to use. The flip cameras do not feel natural to me, too square, too boxy and for on the fly, just would not work in addition to other features beside feel and fit in the electronic department requiring more cash outlay for better results.

     real estate video camerasI found my old Sony with a wrist strap was ideal and then a new HD Sony video camera had more electronics and weight. But adjustments made to proportion that weight in an extended stretched length so it fits in your hand, rather than just snug in your palm like it's older predecessor. If it is not a comfortable fit, feels unnatural, its like shoes too big or small. Awkward, irritating, distracting. It wil not feel like an extension as you quickly shoot, edit in your head as you capture the sequence and then stitch it for upload to a variety of platforms / social media outlets. Like a world series baseball player who like a certain bat, with a certain weight, color, grip or a hockey player with the same pickyness for a certain weight or flex stick or gloves or skates. It all adds up to the little things that affect the production, that harness and direct the effort you put in for the results you want. Feeling natural means the weight, fit of the video camera is one less thing to worry about. Heft them, shoot some footage and see how fluid your pans are, and if you can be unaware of the camera and more intent on the subject your are capturing which requires your attention and no distractions from a cinderblock shape or weight camera.

New Maine Smoke And CO2 Law...Interlaced Detectors, One Goes Off, They All Go Off.

    

Maine's new beefed up smoke, fire and carbon monoxide regulations, or law have agents, brokers, home fire imagebank appraisers and lawyers suddenly with one more compliance needed for a successful real estate transaction.

Maine real estate apartment managers and owners of single homes or multi family unit commercial property also are doing some electrical code 101 late night reading for compliance standards because the law goes in to effect November 1st, 2009.

     (Tap tap tap sound) So class, today we are talking about a photo ion /electrical smoke detector sensor and interlaced wiring instead of non-interlaced wired smoke, fire, or co2 detector devices. Interlaced wiring means instead of a smoke detector or co2 unit, or device being screwed in the ceiling here, and here in the bedrooms, independent and maybe battery powered, that the unit is hard wired, three wires involved and tied together.

Like the Christmas trees strings that one light goes down, they all go off and are not independent.

So a fire in the kitchen makes the bedroom units, the one in the haul near the bathroom go off too. A fire is a fire anywhere in the home the thinking. So one unit going off because you burned some dinner or morning toast on the first floor means the other units around the home would kick in and sound off too.

And also pointing out that old knob and tube wiring that is exposed in the cellar or in the entry shed is something insurance agents back away from like a vampire when you are holding a cross, garlic or a wooden stage. Not frightening if you know the statues, take the time to read the law and use your own home as an example of what it would need to come in to compliance for family safety or if you just wanted to sell it on the open market.

The new Maine smoke / fire and carbon monoxide (co2) law and further clarification of what it means to John Q Citizen of "Vacationland".

As a follow up to yesterday's blog that spells out the dry but pertinent details and sub chapters of the new Maine smoke/fire/carbon monoxide detector law, more clarification from local lawyers, Maine electricians we talked to and this from the press release from the Maine state fire marshal's office

Am lucky to be involved in a Houlton Maine house sale now with a listing owned by my seller who is an electrician who line by line scanned the new code. Made the calls to suppliers for their take, and then used his house as a test guinea pig. We determined he needs smoke detectors in the 3 bedrooms, and he had a hard wired / battery back up hall smoke detector but it may need to be changed to a photo electric type depending on whether it is 20 feet from the 2nd floor bath or not. Carbon monoxide units on order to comply but calls made to Houlton Maine code enforcement, follow up call by the electrician / owner who was on the phone again today to the Maine state fire marshal's office.

Would You Term Yourself A "Belly" Rotarian, Elk, Kiwanis, Mason, Jaycee Or Grange Member?

    

You joined a local service club or organization. You pay the yearly dues.

And you use the knife and fork at two maine brothers, maine beach sceneany meals put on. But is that about it? You joined for the food? Or if you are looking for an easy fund raiser to provide funds for other worthwhile local charities like the local library, the humane society's animal shelter, or to help area youth in everything from little league to soap box derby racing, this is a suggestion. You'll have as much fun as the two lads at a Maine beach to the right working on the project with your club members and get to know them better, away from work.

    

If you town is lucky enough to have a local radio stations like we do in Houlton Maine, WHOU radio, approach them about taking it over for a day.

Have the local club members assigned two or three advertisers to call on and one of them if usually the business they own in a club like Rotary. Write the copy for the advertiser. Collect the air time charge from a varied list of advertising budget options. Assign announcer's schedules. If a club member is a little big worried about going on air alone, filled with stage fright, then pair them up with another member. The hour of music programing will be the stuff they listen too. It is interesting as a radio listener to hear what they are serving up next. You see another personal side of the person, not just the business leader image in your community.

     The Rotarian, Kiwanian, Elk or whatever club member reads the ads they collect, reports the local news, weather and intros the songs. Plus the event beside raising ad revenue for those local charities is like a day long advertisement for what your local service club has done over the years. Why folks should consider joining and to get behind the other year long projects your group does for the good of the local community. There is nothing stronger then the heart of a fully charged, enthusiastic local voluteer. The Radio Day shows that passion for the area, the cause the club gets behind to support.

     Overhead and costs? Not much with this fund raiser. No food booth to clean up, set up and hustle to peddle hot dogs and pizza slices at. No facility to set up, run and tear down and clean. Just show up for your shift at the station, and prior to that type out the ads for two or three businesses on what they want broadcast, to tell listeners about. Many of the advertisers are not regular radio customers either. They come out to support the worthwhile local Rotary projects in the case of Houlton Maine who's club has had lots of success over the years with this media vehicle. You pay the station something for a board operator and the same ads, church services if done on a Sunday run as scheduled. It makes the local radio or tv station look like they are proud, reaching out to the community to meet a worthwhile need.

In Maine, CO2 And Smoke Detectors..What's The ME State Requirement?

In Maine, starting November 1st, 2009 new rules for CO2 / smoke detectors when selling, buying AND renting ME homes, multi unit properties.

This new rule making regarding fire smoke houlton maine fire department, fire truckdetectors and carbon monoxide (CO 2) detectors. Single family homes homes and multi units also come under the legislation that becomes law the first of November.

Regarding the smoke and fire detector portion of the law, this is the pertinent excerpt from the legislation regarding single family house sales after November 1st, 2009. 

      Smoke detectors required. The owner shall properly install, or cause to be properly
installed, smoke detectors in accordance with the National Electric Code and the manufacturer's
requirements. In existing single-family dwellings, at least one smoke detector, which may be
photoelectric, ionization or a combination of both, must be installed in each area within, or giving access
to, bedrooms. These smoke detectors may be powered by the electrical service in the dwelling, by battery
or by a combination of both. Any smoke detector located within 20 feet of a kitchen or a bathroom
containing a tub or shower must be a photoelectric-type smoke detector.
After October 31, 2009, smoke detectors installed in a multifamily building or a newly constructed single family dwelling must be of the photoelectric-only type and must be powered both by the electrical service
in the building or dwelling and by battery.

What about multi rental units? Even single family homes rented out?

     In an apartment / home occupied under the terms of a rental agreement or under a
month-to-month tenancy:
A. At the time of each occupancy, the landlord shall provide smoke detectors. The smoke detectors
must be in working condition. After notification of any deficiencies by the tenant, the landlord shall
repair or replace the smoke detectors. If the landlord did not know and had not been notified of
the need to repair or replace a smoke detector, the landlord's failure to repair or replace the smoke
detector may not be considered as evidence of negligence in a subsequent civil action arising from
death, property loss or personal injury. The tenant shall keep the smoke detectors in working condition by keeping charged batteries in battery-operated smoke detectors, if possible, by testing the smoke detectors periodically, if possible, and by refraining from permanently disabling the smoke detectors.

     So when you sell a Maine home, transfer it, what is the deal?

       A person who, after October 31, 2009, transfers by sale or exchange a single-family dwelling or a multiapartment building shall certify to the buyer at the closing of the transaction that the dwelling or each apartment in the building is provided with smoke detectors in accordance with this section. This certification must be signed and dated by the seller.If the buyer notifies the seller within 10 days by certified mail from the date of conveyance of the dwelling or building that the dwelling or an apartment in the building lacks any smoke detectors or that any smoke detectors are not operable, the seller shall install smoke detectors in compliance with this section within 10 days after notification.

     Okay, that covers the smoke detector fire alarms part of the Maine legislation that becomes law houlton me fire,fire truckNovember 1st. But what is the nuts and bolts of the portion of law regarding carbon monoxide (CO2) detectors ?

Carbon monoxide detectors
1. Definition. "Carbon monoxide detector" means a device with an assembly that incorporates a
sensor control component and an alarm notification that detects elevations in carbon monoxide levels and
sounds a warning alarm and is approved or listed for the purpose by a nationally recognized independent
testing laboratory.
2. Carbon monoxide detectors required. The owner shall install, or cause to be installed,
by the manufacturer's requirements at least one approved carbon monoxide detector upon or near the
ceiling or floor in each area within, or giving access to, bedrooms in:
A. Each apartment in any building of multifamily occupancy;
B. Any addition to or restoration of an existing single-family dwelling that adds at least one bedroom
to the dwelling unit; and
C. Any conversion of a building to a single-family dwelling.
A carbon monoxide detector must be powered both by the electrical service in the building or dwelling
and by battery.
3. Multiapartment buildings. In multiapartment buildings more than 3 stories in height, the
owner shall install, or cause to be installed, approved carbon monoxide detectors in each corridor and
hallway on each floor in addition to the carbon monoxide detectors required under subsection 2.

4. Carbon monoxide detectors for persons with disabilities. Upon the request of a deaf or hard-of-hearing occupant, the owner of a dwelling unit shall provide an approved carbon monoxide detector suitable to warn the occupant within the dwelling unit. If the owner does not provide a suitable carbon monoxide detector, the occupant may purchase, install and maintain a suitable carbon monoxide detector or arrange for proper installation and maintenance of a suitable carbon monoxide detector and may deduct the actual costs from the rent for the dwelling unit. An occupant may not be charged, evicted or penalized in any way for failure to pay the actual costs deducted from the rent for the dwelling unit.

5. New Maine home construction. A person who constructs a single-family dwelling shall install at leastpresque isle field fire

the tenant, the landlord shall repair or replace the carbon monoxide detectors. If the landlord did

the landlord's failure to repair or replace the carbon monoxide detector may not be considered as
evidence of negligence in a subsequent civil action arising from death, property loss or personal
injury; and
B. The tenant shall keep the carbon monoxide detectors in working condition by keeping

in compliance with this section within 10 days after notification. Violation of this paragraph does not create a defect in title.

9. Penalties. A person who violates this section is guilty of a civil violation and is subject to a fine
of not more than $500 for each violation. The court may waive any penalty or cost against any violator
upon satisfactory proof that the violation was corrected within 10 days of the issuance of a complaint.

SUMMARY This bill requires that all single-family dwellings and multiapartment buildings sold in the State and newly constructed single-family dwellings have photoelectric-only-type smoke detectors and at least one carbon monoxide detector in an area within or giving access to a bedroom. The detectors in multifamily dwellings and newly constructed single-family dwellings must be powered by both the electrical service in the building and by battery. Photo electric smoke varieties are not available until the end of the month in Maine was what I was told by a local Houlton ME electrician this afternoon when I interviewed him like our old days as a Bangor Maine radio news director. He said the per unit cost is roughly $75-80 and as you start adding up the placement needed in an old home that is far less far to install then new construction it could get pricey.
