True Story. Landlord Has Bad Tenant, Not Paying, Needing Eviction. Used Chainsaw.

Don't try this at home kids.  Actually, don't ever try this method to remove a bad, non paying / high damage tenant. 

A home owner decided they were not going to wait for the process of eviction to be served and the slow wheels of justice to turn.  The renter had taunted him with "you can't get me out for months...I have rights and know them and do this move in, don't pay dog and pony show each year." This renter helped produce the video on "How To Park In A Property, Never Pay Rent And Then Watch Owner Waste Months Trying To Get Me Out".  This owner after being told by renter they were not going to move without deputies serving them and dragging their personal belongings out to the curb, calmly went to his shed to locate the chainsaw.  He put the choke partially on, went to the property with the arrogant non paying tenant that was trashing his house.  He knocked on the door, went into the kitchen carrying the chainsaw and when inside, started it.  The put put put got everyone in the home's attention. The choke caused lots of blue smoke to fill the premises.  The noise was deafening inside a home. And thoughts of the movie trailers in your head from horror flicks involving chainsaws help cause heart beats to race as well.  The landlord shouted he was going to do a little remodeling, and not to worry, it would not take long. 

He tramped down to the cellar, cut an electrical cable somehow avoiding a shock to himself.  It was late afternoon when it was getting dark, so suddenly the house goes dark.  He shuts off chainsaw, tramps up the cellar stairs and say "whoops...got to run to the hardware store for an electrical coupler...got a little too close to the power supply with a little work I was doing down there.  Be back in a hour..and have some other ideas for a skylight over your bed upstairs..." and then leaves. He stayed away the afternoon and when he returned the tenant was gone. Highly illegal, really something a judge could consider threatening with a chainsaw.  I asked him what posessed him to go to such extremes and did he know you can go to jail for that? He said at the time, he did not care about jail.  He had chased them for rent, they had trashed the place and were letting garbage pile up.  They had kids that were destructive and ruining the homee and he would not have had much home left if they were still there two months from now...the time eaten up with eviction notice service and court date for forceable entry and removal operation.  He had lost income, was going to have to repair the whole home and was not spending another cent on attorney or delay in getting them out of the place.  Do not try this process.  Just think if it had escalated to a fight with one party wielding a chainsaw and also kids there watching the show. Would you be a good landlord or a good tenant ?

Oh Yes...We Had A Home In Your Price Range Last Week...But It Fell Down!

There are some solid real estate values in Northern Maine.  It's nothing new and homes are always attractively priced. 

But even so, some callers that see a place on line that is a bargain and will be gone by the time they get here the end of May. This is March, a few will still ask if you can get a home or land or farm just like that one for 30% of the price? I tell them they really need to see the property and realize it is a deal at that price. old abandoned home,maine real estate,mooers realtyEverything is in Aroostook County because we are parked, insulated and in our own affordable world up here in the right hand corner of the world.  We do not get $200,000 spikes and the economy here is not like the west coast.  We live within our means, have mortgages but not for long as we are brought up to get the place paid for.  We try to encourage the buyer to skidaddle up to see the place before it is gone, and not to wait four months if they really want to take action.  And lastly, we let them know the value is there and no, you can not buy one like it for 30%.  Back in 1972 maybe, but inflation and cost of materials / labor has raised the bar. Still good value compared to high quality of life here and cost of living anywhere else though. Some buyers have been watching too many informational real estate shows on Sunday morning on how to buy real estate with whatever change is in your pocket.  The best way to get a chuckle..is to let them know we had a home in that price range last week, but it fell down.  Here is a classic home picture I shot in Castle Hill Maine that proves the point.  You get what you pay for in most instances...especially in Northern Maine where everyone is cost cautious and expects real value. But kick the tires and check it out before you assume the value is not there. Many buyers feel like a kid in a candy store as everything is so much lower priced in Northern Maine. Only 11 people per square mile too! That's peace and quiet and unspoiled natural beauty you are buying!

Struck Me Kinda Funny! Maine Snow Falling, Listening To A Red Sox Game At Breakfast!

The Red Sox were on the radio this morning at 6:45 playing ball in Tokyo, Japan!  It was snowing in Houlton, Maine as Elliot and I ate our cornflakes.

  It struck me as hard to believe baseball has started again in Red Sox Nation, while a regular snow fall of 180+ inches in Aroostook County continues to break records with new snow coming down as I blog this morning.  Little league in Houlton Maine will be having sign ups, the Northern Maine Soap Box Derby  13th race is approaching. With all the winter snow, wonder how it may affect these events.  Spring high school tennis will be inside for awhile and it will take a commercial snowblower to clear the courts outside at Community Park! Let's Talk About Basements. If You Are A Real Estate Seller Hoping To Sell....

Basements...How Does The One Look In The Property You Are Selling, Buying, Marketing?

One 7.5 watt night light size bulb over in the corner? And that's it for lighting? Chance to test your homeowner's insurance coverage as the buyer stumbles down the steps that have no railing(s) ?   Cellar windows open or missing and no screens so bees, wasps and even a stunk can visit and stay? With the missing light bulbs, how would you know they are down there...oh yeah your nose, your ears and being stung is a good indicator.  Bag of potatoes and collection of bottles on the steps making it a foot wide passage way from side to side on the way down as you hope all the steps are there but can't see them for junk and Helen Keller lighting? That really impresses a buyer who worries about what is ahead.  They've seen the movie "Silence of the Lambs" and know what can happen in basements.

  Odors? Fuel oil, old vegetables, kids smelly hockey or sports gear ? Items from your mom and dad's estate sale that you could not part with but may ultimately end up in a dumpster ? Concrete walls or nice fresh paint? If there is going to be cargo that has to stay until a sale, how about one big pile of cargo organized rather than "stuff" here, there and everywhere making the place hard to see and putting a buyer on edge of tripping over something.  You want them looking at the home not concentrating on avoiding stepping on a glass bottle or feeling there way along with your mini maglight that has 2% of its battery life left. 

Your basement...is it looking like "early prison" or bright, well lighted, clean and free of obstacle paths ?  Same for garage...if it is so full of stuff no cars can go in them, how would you view the place on the first tour as a buyer? What would be you gut feeling? You might wonder what a mess and wonder what else the owner has let slide that you can not see behind the mess and clutter? Return on rolling up sleeves, installing light bulbs and reducing clutter is great and expected if you really want to sell this home and make it look as good or better than the other tires they are kicking.

Remember a used car salesman who told our high school class a tip on buying a "pre owned" vehicle.  The outside may be waxed, inside smelling cherry and new mats installed.  But his advice was to look where it does not show...if the trunk is orderly, all the tire andcellar image, picture of basement,home for sale,maine real estate,mooers realty changing tools are carefully stored where the factory intended, that means the oil was probably changed on time and the vehicle was not abused or neglected.  The trunk was where you could tell if there was an accident.
