"And Like I Said....And Like I Said.....Like I Said..." Been In This Loop?

How do you handle the conversation with a buyer or seller that tells you  twice, three, four times and more the same thing?  You agree with them, you acknowldge you understand, but sometimes the other side of the conversation starts a continuous loop...nothing new is added but rehash of the same retort...perhaps to get themselves used to the plan or stategy on their real estate need or situation. To avoid twenty minutes lost here, lost there time leaks without being rude,  you will have to be able to pull away letting the other side know you have it, are in agreement and are ready to put it into action.  Same with phone conversation where other end may want more images, maps and information but as long as you are on the phone hearing the "loop", you are not able to get the call ended and the email sent. That is unless you let the other end ramble while you type and perform the task with additional data sent while you let the other side know "ah huh", "sure", "okay".  Other lines could be ringing, fire alarms could going off in the back ground...but nothing can seemingly stop the ramble that can stall production.  Just sit there and listen? You may have to at a point let them know you have enjoyed talking with them but have to sign off now to get on to their task.  If this does not work, you will need to let them know you have an appointment you are going to be late for ...the appointment is getting them back into their life on their end while you attend to their need on your end by breaking the "and like I said" routine. Know the drill? It is hard as you do nor want to cut them off or hurt their feelings.  At the same time,  take a gander at your conversation skills, have you gone over and over the same point?  Why?  Didn't think the other side understood or needed a repetitive "like I said" litany?  Now you know what it feels like to be on the other end of the "like I said" loop!

Brokers & Agents That Only Sell Property They Like Are Limited In Market!

You are Joe Agent..meeting with young couple asking you to see  a simple  trailer to avoid renting for a few Swinging Sneakersmore years.  What's your attitude ?  Not excited or helpful because you would not like to buy a trailer yourself?  Too small a sale for your time? It is not about you and your preferences...sell them a trailer..find them a trailer to get them owning something and out of the rent rut.  When you excercise your preferences, you limited your audience and hurt your brokerage abilities due to your own bias.  Think customer.  Think how the trailer or starter property saves them beaucoup dollars or wasted rent money stopped.  Think they are working their way up...that they flip this humble home for something higher up the home ladder..think of it as a stepping stone whether you ever lived in a trailer or not.  Like life, it is not about you..it's about others and their needs / budget.  Put yourself in their sneakers!

Market Strength Affected By New Real Estate Licensee Property Pricing Too!

      You are a brand new real estate agent...you sport a new brief case from Santa, 500 business cards wih a thousand watt smile and a provisional license for a year.  You are ready to take to the open road.  Listings, listings, listings...collect 'em, get those sellers signed up pronto.  With the news of nationally a soft market, new agents can add to the sluggishness of that market in many pockets of the country. When agents ask the seller what they think the place is worth, nothing good comes out of the resulting over priced property listing. Many part time agents are happy to just have their name plastered on a sign rider somewhere in their burg. They  put food on the table with another full time job outside the real estate arena.  Do you want to just list the property  to eventually lose it to another agent / broker who eventually prices it correctly so it has a chance of selling? The over priced property starts a land slide of other sellers thinking hey...if that place is worth that, Small Boy Follows Maine Sea Gullthen mine is ten times the property.  The folks down the street decide to list and throw back objections when you show them them the fair market value of their place.  "Well Joe Green down the street has a home worth $200,000 so my place should be $300,000 at least right?"  Wrong, basing your property value on what another is LISTED for is destined for heartache.  Makes for touchy ground when you start building a case with comp sales for what their home is worth but without coming right out suggesting what is happening in the local market with the sky's the limit pricing strategy of many many new licensees.  If you have made your living full time selling real estate and know the market, you step back in amazement with the sea of over priced property that starts to glut the market.  The local market can freeze and become more sluggish due to a glut of over priced property.  Then buyers new to the market start to wonder what is wrong with the property they drive by daily that has curb appeal but sticker shock.  The only thing wrong with the property to keep it from selling is a way way too large unrealistic price tag that can snowball with agents continuing to list over priced property.  It can quickly become monkey see, monkey do pricing which was not what was taught in real estate valuation 101. Don't follow the trend of whatever the seller wants pricing.  Anything will sell if realistic priced and marketed correctly...

Banking Financing That Suddenly Happens When It Was Not An Option Before!!

       As brokers out in the market prior to the sub prime derailment that is everywhere in the news now, it did not come as a surprise. As a broker...we had many situations where we list a home, find a buyer who is in the process of local financing but not completely thru....and then find out from banker, oooohhhh we have problems...can not make loan.  Buyer goes to other local banks that have same banking guidelines for the most part and not a lot of giant risk takers on the lending level in conservative Northern Maine.  So what happens...Deal dead until credit improves right? Wrong. Buyer gets on line and find a zillion banking options...finds outlet that will finance easy as pie for higher rate.  And yes, they tell buyer..."You're gonna love this variable rate!"  As a broker, you had to wonder how could buyer get financing  when no one else in Maine would touch them with a ten foot pole. The buyer would spell out their credit woes and in the past you worked with them with local lender who guides them back to credit health to get a loan...it could take a year or more. These were borrowers who you  knew they were not just a little iffy but that any local banker says no one will be able to underwrite this one with the federal guidelines we have to work with. But voila...loan made. But the same credit woes that plagued them before purchase have caused three of these kinda loan situations locally that I saw go to closing last year become empty foreclosures needing alot of clean up this year. One in Smyrna Maine  I am amazed at how much damage in so short a period was done on the home.  And it was left like a pig hovel to boot.  But these" hit the fan"  homes loans that were made by lenders no longer in business last year represent a new crop of homes to consider..many are "dirty but nice".  Fall In MaineSo when you hear market is down, etc...remember there are deals out there and repo companies that say move 'em out quickly.  These sellers are way more flexible on offers than the average Joe Home Owner who says I have to have this amount or I can not move..period.  A home we sold last year in the $80's is suddenly in the $40's partly due to condition for short time buyer was in the place but also due to liquidation attitude of holding company that says dump it before winter...Watch for a large crop of these as the autumn leaves start to fall. Get out your check book and keep your credit clean..like the last savings and loan crisis, banks will suddenly have new legislation / regulations requiring tighter money constraints due to looseness of the sub prime frenzy!
