Think about it...if you were the first realtor to start peddling property on the moon! Wow...no pollution, no people...lots of elbow room. You could start fresh and look at the inventory of unimproved land! If one of my kids ask...lean over and say 'Psssst...think your dad wants the first listing on the moon..." The owner has a bunch of yesteryear photos on the dining room table as you complete the paperwork to get this victorian on the market. Don't just ooh and ahh over those old photos...scan 'em , use 'em in the marketing mix. Why? Well they show the vintage old car, the row of elm trees before dutch elm disease took them out, and maybe the original color is more to the liking of the prosepctive buyer. You just showed them what the historical record holds on this special place. The older photos make this one extra special..not something you can just step out and build from stratch. Sometimes the trees are a little over grown now and you can not get a present date good photo either. If the place is still in great shape, the photos show it always was maintained..and now the sacred responsibility for the place is up to you Mr and Mrs Buyer!
The old gardens, and attention to detail from 40 years ago might spill over and make the buyer want to get going on bringing it back to as near original as possible. If you have the photos, use them...the particular buyer for the upper scale homes that are not your typical fare or shoe box ranch, will appreciate the heritage, the pedigree of the property and grounds. But if you don't show them, and explain the history of the place, you are missing a big part of the sizzle of the excitement you are supposed to be creating. If there is history, spell it out in the narrative for the property. It will also make your seller feel you respect the property as much as they do. And sometimes the older photos may have a color more to the liking of the buyer. (Caught you squinting to make out the old car in the carport didn't we? Lesalle model perhaps?)
