When's The Last Time You Saw One Of These In Your Back Yard? Buying Maine Land!

Hungry Maine Robins Signal they are on empty!Yes..those are hungry, noisy little robins with ten day plates still on them.  Do you have these in your backyard?  Would you like to own a piece of land where they dot the landscape and are common place?  Consider buying a parcel of property in Northern Maine.  All you need is an acre of land to operate from to explore and get to know the area.  You can purchase a small acreage for $2000 and up.  Beware though..some of the smaller one were traded for two pigs and a chicken and the title can be sketchy.  Always, always have a title search done to make sure there are not heirs who have not signed off, or right of ways down the middle or liens you would not know about until after you own it and now it's your problem.  For years if you bought 40 acres or more it was a standard $250 an acre.  This figure held firm for decades.  Now more variables affect the value and the buying public is more fine tuned on what they want.  If waterfront element needed, the price goes up with river, lake or brook frontage.  Remember you could have a small pond installed..just check the soils before you buy if this is on the drawing board for future plans.  If prime farm soil with rich Caribou loam is sought for high production, you may be competing with the local farmer next door where $1000 an acre can be the common denominator in Aroostook County.  Across the border in New Brunswick Canada $3000 and $4000 per acre of farm ground is not unheard of. If the woods is cut on the land you are considering and the stumps still smoking from the operation, those skidder scars will heal and little trees will grow.  But the commercial timber value is missing and price tag should reflect it.  And owner financing...because banks can demand up to 40% down payments (ouch) and higher interest rates is important Owner financed land is common and custom made to fit your budget.  The more attractive the terms, the higher the price for the property that can be justified.  You save those bank closing costs though. Southern exposure...how much will power cost to bring in..local building codes if any...all items to consider when purchasing property in Aroostook County Maine! Is the property surveyed..clearly marked with even rock walls that you could find your way around with a blind fold.  Or are the lines none existant and is the frontage on the road so small that you are not sure you are even building on your property...survey it first.  Good luck! And watch out for the moose and deer when driving in the North Maine woods!  Especially during mating season when things can get a little crazy.  Black flies for a few weeks make the animals go on the move..and unfortunately sometimes on to the highways which make night You are being watched...driving a serious sport to pay close attention to!
